Habitat Project proposal - 46th and Orchard St (October 2016)
Habitat for Humanity Office at 46th and Orchard St The land proposed for site planning is shown in green on the site plan map. Most of this land is owned by the Hoppe family, and they would be the one to develop the parcels shown except for the area that would be sold to Habitat for Humanity for their office building. The two lots immediately to the west of the existing Restore building are proposed to be rezoned from R-2 to R-4. The plan is that the Hoppes someday could build a duplex on each of these lots. If the lots remained as R-2, they could not build a duplex and even with an R4 zone, the lot size and width would not allow more than a duplex to be built on each lot. Moreover, they could not build a duplex on the lot with the communications tower until the tower is removed, but there are no plans to remove that tower. |
The proposed building along Orchard is the proposed Habitat for Humanity Office Building. The Darker green “L” shaped area is the proposed R-T zoning which is intended to provide a transition between the office building and the residential areas. Lots 4 and 5 along Y Street are the proposed R-4 lots.
